Prairie Stone Condominium is McFarland’s first 55+ community comprised of 22 individual ranch style duplexes. Four different floor plans will be featured ranging in size from 1,300 sq ft to 2600 sq ft. Each floor plan will consist of a minimum of 2 bedrooms, 2 bathrooms, main floor laundry, a great room open to the kitchen-dining area, 2 car garages and full basement. Some basements will offer exposure with multiple windows for further expansion. All 42 condo units will feature energy efficient construction, decks or patios, gas fireplaces, central air, handicap friendly design and a variety of custom touches.

The Condominium complex was deliberately designed to keep life simple. Maintenance free exteriors and selective exterior amenities will help keep monthly maintenance fees at reasonable levels. Large open spaces, walking paths and a shelter house will offer opportunities for the neighbors to gather, while the lower density duplex condominium design will maximize privacy for all.

Many of you have asked, “What is a 55+ community?” The zoning for Prairie Stone Condominiums is Residential – Elderly (R.E.). In the Village of McFarland, in order to purchase a property which is zone R.E., the head of household must be 55 years of age or older. You should review the Condominium documents for further details.

When you purchase a Prairie Stone Condominium, it is a private investment. You will pay regular real estate taxes, regular utilities (gas, electric, sewer and water) and a monthly condominium fee. When it comes to selling your condo in the future, you are free to sell you unit at market rates. You receive 100% of the proceeds less standard closing costs, unlike some elderly condominium projects where you are required to sell your unit back to the condo association for 90% of what you paid for it. You can be assured; you will be the beneficiary of any future appreciation of one of your most important investments (your home)!
